NY -- Standard&Poor's CreditWire 12/28/1998 -- Standard&Poor's today affirmed its ratings on Sun Communities Inc. and Sun Communities Operating L.P. (see list below). Sun Communities Operating L.P. is the operating partnership of Sun Communities Inc., a real estate investment trust. The outlook is stable. The rating reflects Sun's conservatively leveraged capital base and very strong debt service coverage. Concerns over geographic concentration of the portfolio are mitigated by an extremely stable cash flow. Established in 1975, the Farmington Hills, Mich. company is a fully-integrated UPREIT that went public in 1993.
