...Good afternoon, ladies and gentlemen. I'd like to welcome you to Persimmon's 2021 Annual General Meeting. We are, again, alas, unable to allow most shareholders to be physically present today. As I said at our engagement event we held last Friday, I sincerely hope we can all meet again in person next year. I'm joined today by Dean Finch, Group Chief Executive; and Mike Killoran, Group Finance Director. And we, 3 shareholders, make up the quorum required for this meeting. All of our nonexecutive directors have joined the meeting by video link. At the engagement event last week, Dean gave his Chief Executive's presentation and I said a few words about the excellent progress the company is making on a number of fronts in terms of build quality and customer care.
