: And Marshall, let if you could maybe go into an overview. I want to drill down into some of the supply demand trends that we're seeing, but maybe
an overview on what makes EastGroup, EastGroup

: You're not using my time with the objective here is escalate you speak I think that's a great answer. And I would like to comparison just two others
in the sector. So if we can think about their mindset going forward, I know there's a lot concern right now about both supply and demand. And
we've got a little bit skewed or are in some unusual circumstances the last few years. What are you seeing out there compared to what we saw the
last few years to what you're seeing today from a demand perspective? Let's start to kind of start --?

: And it's interesting because we've heard from others that maybe March was a little bit of a slower period. And of course, that was used in many
cases to provide the commentary on that. First of all, the earnings calls and things have actually groups themselves.

: Commercial real investors are selfish. They want not only that 50% or 70%, I should say 50% or 70% mark-to-market on lease rollover, but they
want to know the market rents continue to grind higher. And I'd like your perspective on what you're seeing in market rents broadly in the US in
your markets, I should say, and then maybe Southern California diving into that camp.

: So we've got up. But just to draw that same chart, you've got up and now we're at a much slower on Tolmount, almost horizontal line kind of single
digit double digit to single B. Okay. And you anticipate potential acceleration next year?

: You could talk about the tenant base a little bit, where is the strongest demand coming from how is that housing renovation mode? Where are
you seeing scrapes and weakness?

: And let's look at the balance sheet for a second. I'd argue that you're underlevered, but I would also recognize that the times that companies need
capital was the most expensive. So you get on with it and get it more often than that. But to kind of give us your philosophy on raising capital using
the equity to drive your growth?
