The bank's servicing portfolio is made up of legacy CMBS transactions, acquired in part through its 2008 merger with Wachvoia Bank, N.A., as well as a significant share of CMBS 2.0 transactions. Master and primary servicing operations are principally located in the Oakland, CA and Charlotte, NC offices, as well at the bank's India offshore captive subsidiary, Wells Fargo India Solutions, Private Limited (WFIS), primarily located in Hyderabad, India. Wells Fargo is also a special servicer for 94 CMBS transactions, most often when the bank is also appointed as master servicer, primarily for single-borrower and floating-rate transactions. All CMBS special servicing assignments are third-party appointments and the bank does not purchase or deploy capital to retain controlling class bonds.
