...All right. Good afternoon, everybody. Why don't we get started. I'm Tim Weiss, I'm the Senior Analyst covering building products and general industrials here at Baird. I'm very excited to have Acuity Brands with us today, a leading provider of lighting solutions in North America. Really a big long-term penetration story here. Considerable amount of retrofit opportunities similar to the faster growth businesses within the industrial markets over the past couple of years. Very strong balance sheet, they're taking market share and they're really making a lot of investments to keep taking that market share. So from the Company, we have Chairman and CEO, Vern Nagel; we have CFO, Ricky Reece; and then we have Dan Smith, who is right up here in the front, he does Treasury and IR. I'm going to take the first one and just -- there is a lot of mixed data points on non-res and there is a lot of concern that that market could slow next year. NOVEMBER 08, 2016 / 7:00PM, AYI - Acuity Brands Inc at Robert W Baird Global Industrial Conference could you just talk about what you're seeing in non-res, maybe both on the new construction side and the retrofit side, and maybe some verticals that are stronger or weaker than others as we think about next year?


Question: Tim Weiss - Robert W. Baird - Analyst : Can you talk a little bit about the sales cycles between a planned and an unplanned renovation when something might be budget-oriented or profitability-oriented in that commercial space or something like that. Well here, it's you coming in and you're talking to the CPO, you're talking to our merchandiser, you're talking to some operations person. Is there a large difference in terms of the sales cycles, in terms of timing, in terms of the size of the project?


Question: Tim Weiss - Robert W. Baird - Analyst : Can you talk a little bit about -- you made a lot of investments in trying to push the retrofit market forward, especially in areas like commercial and incentives might not be aligned, education where it might take a little bit more of a push. Can you talk about some of the acquisitions that you've done maybe Distech, or some of the investments you've made in the sales force and the software talent to really accelerate this indoor market that is still sub 10% penetrated?

Baird - Analyst : And relative to your competition, if you look in the C&I channel, it's yourselves, maybe four or five others that are a little larger, are you starting to distance yourself when you start to talk to Tier 3, Tier 4 solutions, is it going to be two players, is there going to be three players. Can you just describe the investments you are making relative to the market?

Baird - Analyst : Do the investments that you have made start to tail-off at some point as you think about a year or two out, or do you just start to see the revenue come in, and it just really more leverages on your cost that you've incurred over the last couple of years?

And I think some of your competitors have been a little bit more negative on the pricing environment.
