Abstract:Standard & Poor's Ratings Services recently published its inaugural Servicer Evaluation Spotlight Report, which details the loan administration performance of approximately 91 U.S. residential mortgage servicers. The full report aggregates performance statistics across a range of relevant servicer functions, such as escrow administration, loss mitigation, default management, and the management of adjustable-rate mortgage (ARM) resets and loan modifications. The residential mortgage servicing industry data contained in the inaugural Servicer Evaluation Spotlight Report was collected solely through Standard & Poor's Servicer Evaluation Analytical Methodology (SEAM) data collection process. SEAM is the proprietary data collection and benchmarking methodology we developed to collect, analyze, benchmark, and trend servicer performance data. We collect servicer performance data twice each year: Jan. 1-June 30 and July 1-Dec. 31. All residential loan servicers with Standard & Poor's rankings of AVERAGE or higher are listed on our Select Servicer List and are required to submit their performance data according to the aforementioned semiannual schedule. For purposes of industry comparisons, we used data from Jan. 1, 2007, through June 30, 2007, and from July 1, 2007, through Sept. 30, 2007, unless otherwise indicated, for our inaugural study. The industry group we used for data modeling in this spotlight report consisted of approximately 91 servicers with rankings in the residential prime (GSE conforming, jumbo, and Alt-A product), subprime (loans for borrowers with FICO scores below 660 at origination), and subordinate-lien (closed-end second-lien and home equity line of credit {HELOC}) categories. Charts 1 and 2, which are among those included in the full report, highlight the status of subprime and Alt-A mortgage loans before and after the loans' initial reset date (Jan 1 ? Sept 30, 2007). Chart 3, also included in the full report, illustrates the servicer-reported loss severity on real estate owned (REO) properties in the subprime mortgage industry between June 2006 and June 2007.
