Abstract:

BMI View: Given Saudi Arabia s dependence on oil and the outlook for the global oil market, we expect economic growth to be lower in ---- and ---- than in the recent past, and we expect the performance of the commercial real estate sector in the short term to be steady rather than growing. Saudi Arabia s economy has experienced strong growth in recent years, reflecting high oil prices and output, strong activity in the services sector and rising government spending. ...At the same time it has begun measures to improve the business climate and to make it easier for companies, particularly small and medium sized firms, to access finance. Like many other sectors of the economy, the commercial real estate sector will be affected by the broader macroeconomic outlook, and we expect all three sub-sectors we cover (office, retail and industrial) to remain broadly stable in the short term, but to see growth in the medium term, provided overall economic growth strengthens and remains on track. Riyadh is the capital and largest city in Saudi Arabia, with an estimated population of -mn. ...King Fahad Road is a key businesses area, and King Abdullah Street is increasing in importance. Large regional and super regional shopping malls here are major consumer draws, and we see retail continuing to be a major contribution to the local economy.

...Jeddah has an extensive port, and is an industrial, logistics and commercial hub. ...This will support demand for grade A properties in particular in both Riyadh and Jeddah. Significant projects such as the King Abdullah Financial District (KAFD) and the Information Technolody and Communications Complex (ITCC) will add substantially to the stock of high quality space in Riyadh in ---- and ----, and will provide the market with high quality investment grade premises. Regarding the retail sector, a strong consumer base with rising purchasing power should ensure private consumption remains strong. ...We are likely to see the entry of new domestic and international companies in both the logistics and manufacturing sectors, taking advantage of availability of high quality accommodation and improving transport infrastructure. On the whole, provided the country weathers the current storm in the oil market and continues to improve its business environment, its property markets are likely to benefit, attracting more attention from international investors.
