Low labour costs and an educated workforce will see good demand remain from BPO companies looking for cost-effective locations for operation within the EU. Demand for grade-A and B units is anticipated to remain strong through ----, which should keep vacancies stable and maintain the current rental rate trend. Alternatively, vacancies are rising in Brasov, but this is due to the introduction of approximately --,---sq m of fresh space, and should see little impact to rental rates. ...Therefore, there is potential for new companies to enter the industrial sub-sector and begin developing for the --------- period. Construction industry value, rising from USD--.-bn in ---- to USD--.-bn in ----, and a steady bank lending rate, at -.-- over ---------, would suggest good market stability for the coming forecast period.

...BMI View: A steady recovery in the Romanian economy, based on strong fundamental macroeconomics in terms of wages, consumer spending and employment figures, should see demand remain steady across the commercial real estate sector for ----. Headwinds from EU economic uncertainty and lower global demand have seen buyers and tenants favour prime locations in established cities to avoid high-risk assets. ...There is still some unrest among the Romanian public as concerns over the absorption of EU funding continue, but the current administration of President Klaus Iohannis has stressed that this will pick up in the coming years, and this can be seen by the approval of all operational programmes in Romania up to the ---- forecast period, worth an estimated EUR--bn. We believe that Romania serves as an attractive prospect for foreign and domestic corporates, and when combined with strengths in the macroeconomic environment - such as rising consumer spending and steady wage growth - Romania should see demand remain fairly unaffected by issues within the broader EU in the short-to-medium term, with premium quality units in desirable business locations constituting the majority of buyer and tenant appetite. Regarding the cities we cover in this report, buyers and tenants are increasingly looking for opportunities in established cities such as Burcharest, while secondary locations are seeing demand rise from information technology (IT) and communications companies with an appetite for grade-A and B units. ...Cluj Napoca retains the second biggest populous in the region and holds investment interest from foreign sources into business process outsourcing (BPO) facilities in the metropolitan area.
