BMI View: We expect to see a slower level of economic growth in Peru over the coming years than we previously anticipated; however growth is still set to accelerate and as a result, the real estate sector will benefit. Growth particularly in the retail and industrial sectors will be observed as infrastructure development projects will lend support to the generation of new secondary locations. ...The Peruvian retail sector will remain the sector with the most growth over the coming year. With expanding disposable incomes and a growing middle class contributing to higher spending, this proves an attractive prospect for retailers and we expect to see demand for shopping malls, department stores, non- essentials and luxury goods outlets increase. ...A positive outlook is on the horizon for the Industrial real estate market, despite the present slowdown in the mining sector; resulting in a reduced demand for commodities storage. Lima will witness increasing demand for storage from manufacturers looking to expand their available distribution in the wake of more available credit and increased spending. New developments will be introduced over the coming years as well as the government is supporting major new projects in order to meet the demand for well-equipped and modern industrial space. A steady influx of development opportunities in all sub-sectors and lowering inflation, coupled with higher household spending, retains the image of Peru s property investment market as lucrative. However, slowly increasing rental rates will look to keep investors aware as to the best locations for investment. ...Arequipa is considered the second most industrialized and commercial city of Peru, with close trade ties to other emerging economies such as Chile, Bolivia and Brazil. It has been subject to rapid expansion in terms of population within the last few decades, a trend supported by accelerating urbanization and peripheral growth that continues today.
