Abstract:

BMI View: The Greek economy has suffered greatly from the sovereign debt crisis in ----. Investor confidence has been damaged, while the high risks of investing have seen demand dwindle and rental rates fall. Although rates could rise in the long term, the industry, and the Greek economy in general, continues to be plagued by uncertainty. The left-wing Syriza-led government was initially opposed to austerity measures, but eventually agreed to EU bailout conditions that imposed harsh economic reforms on the country. These seek to streamline the pension system and boost tax revenues, particularly from VAT. ...A limited development pipeline and the impact of government intervention on imports and exports will see industrial rental rates continue to decline across all three cities. There will be little interest from developers as a result of the high risks associated with speculative builds and low demand.

...The market for both developments and management is dominated by only a small number of major players holding a large proportion of the property, limiting options for new investors. Severe austerity measures and the difficult economic situation are hitting the commercial real estate market and investor confidence hard.Credit is hard to access for companies looking to expand. ...The market for both developments and management is dominated by only a small number of major players holding a large proportion of the property, limiting options for new investors.
