| Abstract: | OVERVIEW We lowered our ratings on all 22 classes from Wachovia Bank Commercial Mortgage Trust's series 2006-WHALE7 based on our revised valuations of the remaining assets in the pool. At the same time, we removed them from CreditWatch negative. The remaining collateral for Wachovia Bank Commercial Mortgage Trust's series 2006-WHALE7, a U.S. CMBS transaction, consists of one REO asset and 10 floating-rate loans, one of which is specially serviced. NEW YORK (Standard&Poor's) Nov. 6, 2009--Standard&Poor's Ratings Services today lowered its ratings on 22 classes of commercial mortgage pass-through certificates from Wachovia Bank Commercial Mortgage Trust's series 2006-WHALE7. Concurrently, we removed all 22 ratings from CreditWatch with negative implications (see list). The reasons for the downgrades included:
