...Fitch Ratings has completed a critical phase of its review of commercial real estate (CRE) exposures across its universe of rated U.S. banks and established the parameters it will use to assess individual bank portfolios. Although there are a variety of parameters, the most important drivers are property type and geographic location. Fitch has used these elements to identify the principal balances that are at risk of impairment across the banking system. Fitch will use these factors to assess individual banks' relative exposure and the need for possible rating actions. At June 30, 2009, U.S. banks had $1.1tn of CRE loans, roughly half of which was held by banks in Fitch's rated universe. Fitch estimates that simply taking into account assumed vintages by origination year and average changes in actual and expected values of CRE, this total balance is exposed to a potential impairment of 10%.
