unsecured ratings on Regency Centers Corp. (Regency) and its operating partnership, Regency Centers L.P., to 'BBB+' from 'BBB'. At the same time, we raised the preferred stock rating on Regency to 'BBB' from 'BBB-'. Additionally, we revised our outlook on the companies to stable from positive (see list). The rating actions affect $1.6 billion in rated senior unsecured notes and $275 million of preferred stock.
