The company will use proceeds from the preferred stock offering to repay borrowings under its $1.0 billion unsecured line of credit, which had an outstanding balance of $543 million as of Dec. 31, 2007. The ratings on Indianapolis, Ind.-based Duke acknowledge the solid operating performance of the company's large, well-diversified core portfolio and the company's strong, vertically integrated development capabilities. These strengths are tempered by the company's substantial development pipeline, which has weakened coverage measures and includes some speculative development.
